We recently purchased a small home on 4 acres in a town 1 hour north of Portland (because of the low property taxes, the mortage on the acreage is only $100 more per month than our house payment here in Portland!).
It&#039;s been a bit harrowing, we&#039;ve had to pay 2 mortgages longer than we anticipated, but we&#039;re nearing the end of the tunnel.  We&#039;re hoping that in a few years when the market is recovering, we can then sell the city house and buy a duplex in the town we&#039;ll be moving to.
If we had it to do again, I would rather have saved all of the cash needed to buy the new place.  As it was, we took out a Home Eq loan to make the down payment and a few improvements (nothing fancy, just fixing up the very rustic house on the acreage).  I&#039;m a bit nervous about being leveraged in this economic climate, but I&#039;m an optimist and I&#039;m lucky to have a recession proof job, so hopefully all will end well.
