In addition to helping you dodge the bullet of buying a lemon, once you have their report you can use as an unbeatable negotiation tool to lower your purchase offer or have the seller give you money to make repairs.
I recommend my article on Due Diligence and Property Inspection at http://www.fixemup.org/2008/05/due-diligence-and-property-inspection.html.
Good luck with your house hunting!

Good article! I couldn’t agree more about the importance of hiring a good inspector. If only more folks had taken the time and steps that you and your husband did before purchasing, we would have many less foreclosures.

What a good post. My husband works as a contractor and is currently building a new weekend home for one of our customer. Said customer offered us a rent-with-option situation on his current weekend home and it's been a whirlwind ever since.
I know that we can more than afford a mortgage on the asking price in 2 years, but I still lose sleep over the idea of spending $340k on a house that's only big enough to last us a few years.
I've always wanted to own a home, but now that we're really getting into it, it's terrifying!
Good to know that I'm normal!

Wow… for the first time in a week, I don’t feel alone in my fear and apprehension associated with buying a house.

My husband works as a contractor and is currently building a new weekend home for one of our customer.
